May 2011
Thursday 5th May saw another successful St George’s Celebrity Golf & Charity Dinner at Stoke Park. Despite being re-scheduled several weeks after its usual slot (due to the Royal Wedding), the event retained its usual St George’s theme and saw 92 guests and celebrities play golf and 125 attend the charity dinner in aid of Help For Heroes and two children’s charities. Some 25 celebrities kindly supported the day including Jason Leonard, Mark Foster, Martin O’Neill, David Seaman and many others. Cignet has now raised over £70,000 for charity in the past 2 years. February 2011
CIGNET has completed on the trade of a commercial building in Royal Tunbridge Wells. The building on Grosvenor Road had retail on the ground floor and office space above. The structured deal saw the sale of the uppers to West Kent Housing Association with change of use to 12 affordable apartments, retention of the retail element by the Landlord and a separate sale of the adjoining 3 bedroom maisonette through auction. The deal resulted in profits from both the land trade and the auction proceeds. It is another example of CIGNET utilising our expertees in creative deal structuring to the benefit of all the parties concerned.

 

 

Sept 2010
CIGNET brokered the introductions on the sale of a substantial commercial building on the corner of Jermyn St and Lower Regent Street. The building has corner retail space let to Tesco, a cinema on long lease in the basement and office space over the upper floors. The transaction completed successfully with an institutional fund purchasing the building from a private investor. The transaction value was in the region of £31m.

July 2010
CIGNET has assisted in the sale of a 4,000 sqft seventh floor commercial space on Craven Street (corner of Northumberland Avenue). The transaction was handled by Robin Farmer of Leopold Farmer on behalf of the appointed receivers. It was marketed from the perspective of the ability to implement the historical planning permission to convert the space to a residential penthouse.

Amongst other recent successful transactions CIGNET Private Clients has brokered the sale of a freehold building on Eaton Place. A milestone transaction for this location, the property sold for in excess of £16,000,000. Work is now underway to reinstate the property as a single residence of approximately 10,000 sqft with the addition of basement floors and incorporating the mews house to the rear.

Celebrities and property professionals faced off in the inaugural St George’s Day Celebrity Golf and Dinner Event, hosted by specialist property investment and development company Cignet Group, last month.

The event, which raised over £50,000 for Help for Heroes, ABF The Soldier’s Charity and Sports Fund, saw celebs such as Sir Trevor Brooking, Sir Matthew Pinsent, Denise Lewis, Daley Thompson, Mike Catt and Jimmy Tarbuck play alongside professionals from the worlds of property, business and finance.

CIGNET has exchanged on an off market development opportunity in Tooting Bec through our join venture company, Broadoak Homes. The former 'Patio' garden centre and listed villa represent an excellent site for development into residential units and an initial scheme has been drawn up on our behalf by Assael Architecture. January 2010
CIGNET has completed on the acquisition of a garden corner site in Hampton through our joint venture company Broadoak Homes. This marks the first project in the new joint venture with Broadoak Construction (see October 2009 news), an important milestone for our company growth. 11th November 2009
CIGNET has successfully completed on the purchase of the Richmond scheme (see news - June 9th) on behalf of Richmond Churches Social Housing. The build contract has also been negotiated on their behalf and works have now commenced on site. Pictures of the development can be seen by clicking here Current Developments.

October 2009
CIGNET is in advanced discussions with a successful property construction company to enter into a joint venture for the development of residential properties in London and the South East. The collaboration aims to secure plots of land with either existing permissions or with a view to obtaining the relevant consents for a range of residential developments, having drawn up and optimised schemes for each site. This will be followed by full construction of the scheme and the final marketing of the finished developments. Discussions are already progressing well on the initial project to take place in Hampton, south London.

25th June 2009
A successful outcome for CIGNET with the planning committee approving the application for the conversion of the Richmond office building shown below (see 9th June) to social housing. Working closely with Richmond Churches Social Housing (a registered social landlord) resulted in a planning application that met with little opposition from local residents due to extensive consultation and consideration of local infrastructure.

CIGNET hosted a golf day at Old Thorns golf club which was thoroughly enjoyed by all 28 attendees. A beautiful sunny day and picturesque golf course resulted in a strong attendance and opportunity for a mixture of property and finance professionals to mix in informal surroundings.

9th June 2009
Following a lengthy process of negotiation with the local authorities and a registered social landlord, CIGNET now anticipates approval for conversion of the office building shown below into social housing. The planning application has been recommended for approval to the planning committee which will make it's final decision on 25th June 2009.

This investment demonstrates the creative asset management skills that are a hallmark of the CIGNET team.

At the beginning of June after working closely with a UK bank and their administrator, principals of CIGNET successfully negotiated and completed the sale of a freehold portfolio of 54 residential units located mainly in London and the South East.

11th May 2009
CIGNET has moved to new offices at 100 Pall Mall, St James, London. This marks a key point in the development of the business strategy as CIGNET extends their presence in central London, one of the key target areas that is of interest to many of CIGNET's clients and partners.
